If the property was purchased by an LLC and you are the majority owner of the LLC - not DBA than this should work and count towards the 6 month ownership requirement for an LLC, with conventional to then transfer title to your personal name at closing.

Not counting the down payment, the closing costs are still ~$8000, plus I have to pay buyer agent commission of about 3% which adds another $3600...It's just a little more than I had expected.

The mortgage broker said we could not count that rental income towards my DTI when i plan to move out and rent, as it would have to be done before i moved.
