I have bought turnkey in Memphis (and plan to continue to do so) but haven’t owned them long enough to really provide what you’re asking.I can tell you in 8 months now I have had zero maintenance on my turnkey properties.

And I expect Las Vegas continue to have a very strong year in 2018.  

For curtain rods we get inexpensive "lock seam" curtain rods that are style-neutral and can be found at home depot or amazon.  

The most important question for me that I would ask at the end of each of the interviews was "is this a family style brokerage, where everyone helps each other out and wants everyone to succeed, or is it more cut throat, in which it's every agent for themselves?"  

I will also continue with networking.

Typically when one tenant in a joint tenancy situation moves out, the deposit stays with the property and continues to be held by the landlord in trust in case there are any damages or money owed when the property is ultimately returned. 

When I spoke to my attorney, who prepared the trust, he says only my stake of the investment property goes to my trust and my partner will continue to hold his stake. 

I have been working on getting investors for some time, and continue to add to my network so I feel pretty confident that the investors I have already spoken to will buy into the right deal.

I'd recommend continuing to rent your condo in the interim and look for other deals.
