Our initial goal was to move back up here by purchasing a duplex, live in one side and rent out the other side (house hack)I have been in contact with a couple of guys that I know who are wholesalers, however, I’ve never felt like they’ve tried very hard to be honest (I could be wrong).

I have been in contact with several different people in the real estate industry and while they say it's slow moving people are selling and flipping (average turn around 6-8 months).

I also second contacting @Tim Swierczek but from the sounds of it you may be a while out before buying. 

I have been contacted by a few wholesalers but skeptical of jumping on the deals because I do not want to put all my money at risk.
