There is always rental demand, and being close to Philly is solid.

Allentown is a great city, lots of jobs, great infrastructure, Close to many attractions, but its gotten too expensive.

After doing some internet research this is pretty close to what I have discovered. 

I made an offer within a few days of it coming back online and closed 4/21/2017 at $44,000 below the original listing price in less than 30 days.

Paying a commission seems ridiculous for a seasoned investor but if that's the way these our sold I guess you don't have a choice.  

When he purchased a house in 2021 we closed in 35 days from offer acceptance to closing date despite the loan being for $3M @2.75% 30 years.  

In addition to the $106,000, we also paid ~$3500 in closing costs.

Multiple notices have been cited that I have already resolved, the most recent on the other hand, to me seems a bit out of line- I as a homeowner, chose the turf I wanted both in looks and cost efficiency for a large front lot close to 3k sq ft of front yard.

It can be a challenge to get them after closing, if at all, as no one is incentivized at that point.A lease is a contract and it cannot be modified or terminated unless both parties agree or there is a specific provision triggered in the lease.
