If you are self-employed or own a small business your best option would be self-directed Solo 401k plan, which comes with number of features that are not available with self-directed IRA, and you don't need an LLC to gain checkbook control and custodian is not required.This topic have been discussed here on the forum many times, in length... so I suggest to start you search the forum for the related keywords.

Three years in a treasury as opposed to a 7.5% CAP multifamily is ostensibly a self inflicted tax....if that spread were considerably less, I might be more inclined to pay the tax and move in to the treasury.

Here are the numbers I am seeing though on a monthly basisIncome $1400Debt service (assuming $0 down) $618Taxes $250Vacancy  $117 Lawn care $50Misc $84 (I am not sure what misc is referring to but ill leave it on there for you.)Cap X $114Management $114Maintenance $114insurance $114Monthly GOI = $1400Monthly expenses= $1689Monthly cash flow= $(289)Feel free to adjust these numbers and repost if I missed something or was higher or lower than what you believe it would be for this particular property.
