so forget thatthe company you talk about that wants 3k up front your BS meter is correct they make money on the 3k and you will play hell getting them to fund a deal for you they will just keep telling you the deal is not good enough until you finally quit asking .And all these guys that post on BP about loans form 5 k to 50 million rate starting at 3%  fico 500 .. all of them are NOT REAL they just want up front money..

Assuming the rents cover your expenses, in 30 years when you’re in your early 50s and the mortgage is paid off, and you’ve done the smart thing by raising the rents over the years, you will be sitting on a multi-million-dollar asset that cash flows thousands of dollars per month at the cost of a measly $20k or so out-of-pocket when you were 20-something.

@Larry Fried I've looked into the crowdfunding methods and they are certainly attractive but the big negative, correct me if I'm wrong, is the lack of leverage meaning when you buy a property, you usually put 20% down and you are now capitalizing on an investment worth 4x the principle.

@Jean-marc CabrolI am a retired tax attorney and I like to invest in real estate funds but I was suspicious of Equity Build offer and structure I invested in another company that paid 8% fixed with no fees - the principal and manager teaches real estate and has done deals from high end San Francisco to mixed use in Puerto Rico to small turnkey homes in Midwest etc His diversification by market and by type of property is what attracted me My money has been cross collateralized against all the fund’s assets You can private message me I can tell you about that company because they have been up and running for 10 years or just look for a similar company where youvtruly get to meet and know the owner
