Be sure you get the insurance docs from the seller during due diligence and then take them to your insurance broker and see if what you can get is going to be similar -- assuming that you are not one step ahead of me and have already done this.

My contract said under $200 they are allowed to go ahead without reaching me, but then they fixed a 6-year old dryer for $125, then shortly afterwards, fixed same dryer with another over $100 charge, supposedly for a different problem, without calling me, as both were under the $200 limit.

This was a reverse short sale listed at 47kBeing on my way to California and a little research I wasn't comfortable at that price point so I offered 40 thinking I had a buyer my buyer backed out the agent is waiting for an email from me so I am here trying to find out what to do should I go ahead with the offer.and hope to find a buyer or let this one go.
