Charity to Rent Property

Hello all, I showed a SFH that I have to two women from a charity who does work with handicapped and mentally challenged people. The charity provides housing and pays utilities for these people, so that they don't end up on the street. My question, is do I need any additional liability insurance since the lessee is not the one living in the home? Do I need to make my insurance company aware of this? Should I require the charity to provide an insurance policy for their clients? If anyone has any experience with this, please let me know. Thanks!
