Professionally landscaped back yard, paint, and cleaning.

I also looked on Google Satellite view and there is no way to get to the second property as it's behind the first home and there is a creek and forest in the back yard.

They installed a "French Drain" that is basically a trench they filled with styrofoam peanuts wrapped in mesh... the mesh is broken in many places and the yard is just a swampy mess with styrofoam everywhere, and 10" of standing water behind the house.

An example being : If two homes in the same neighborhood are going up for sale, and the appraiser will be appraising both properties, here's the deal- They are identical in every way, fenced in yard, wood flooring, etc- except one has a Garage. 

For example, I can diligently dig a 5 foot deep hole in my back yard and fill it up every day of the week, but that shows no wisdom because no one is willing to pay me for that work. 

Did significant yard clean up.

I'm not sure if they are in your area but they will put a pre-fab ADU in the back of your yard for you.  

I won't speak on his behalf, but I will say that he's been around the yard long enough that he knows what he's doing. 

Spoke with a neighbor and apparently it had been down for 8+ years.The bush is gone, took 4 truck loads and a day of a thousand scrapes and cuts but the building looks much better, under estimated the mulch and 2 yards was just a drop in the bucket.... 6 more on the way.Removed 2 cubic yards of trash from the bushes and surrounding area and found a whole driveway hidden underneath some over growth. 

If you feel like you could paint or haul junk away target houses with junk in the yard or that need paint.
