It's really hard to predict when a card is going to give you offers, but I've noticed over the years that the quality and quantity of the offers diminishes as you leverage up more and more.

Older community type apartments with seniors the tenants stay forever but you can't raise the rent as much because they are on very strict incomes.There is an art to extracting the most rent while keeping turnover as low as possible and quality tenants as long as possible.

It was easily doable a couple years ago, but very hard to obtain now if you are buying anything of quality.

I have a feeling that I wouldn't make any money due to the fact that someone that is paying around 450-500 a month probably isnt the highest quality tenant and very likely could trash the place, which would defeat the purpose of painting and redoing the flooring.
