Mailing list - calculating % equity

I have a list of absentee owners from a title company and want to weed out those with less than 40% equity in their property. Unfortunately, the title company can't provide this information, so it looks like I'll need to do a rough calc based on the info that the title co CAN give me. So my questions are:

1. How much info can a title company give me regarding the loan(s) on the property? Origination date? Term? Interest rate?

2. How does a CoreLogic site calculate % equity? What do they know that a title company doesn't?

3. Speaking of CoreLogic sites, should I just bite the bullet & buy a list from ListSource? I'd rather not, but if it'll get me higher quality leads then I will.
