Help Daniel, those areas might cashflow but appreciation will not happen you will need to look at more expensive areas and higher class areas .

It also sounds like the property needs a lot of work so that could be a reverse money pit if you are supposed to help do the work there to get it to max value to then do a HELOC on.

Personally, I think this goes more to: if you don't understand this, you should not be investing.

Also after searching more about them they bought over 10 more locations ( business only no RE) however they aren’t changing the name.

My family also goes to the Gulf Shores area of Alabama each year, and virtually every listing I've seen there is Sat-Sat during the summer.I would suggest Sat-Sat because I think that works with more people's M-F work schedule.
