Look at how prices have changed in the last 5-6 years. in 2018 you could purchase a good 3-family in PVD for less than $300K.

There's soooo much i want to spew out but this is not the forum post for that. just one last tidbit, since it sounds like you're looking for a live-in multi-family, FHA is going to be tough due to added guidelines on 3 and 4 units. stick to conventional.

If they purchase a house in your area, you could have the judgment attached to the property (I have done this before).Lastly, I have heard that you can 1099 them so they could be forced to pay taxes on it.

Many of them are offering pretty good incentives too, I was just able to negotiate one down $30k this last week, so many of them are looking to cut deals now.
