I'm interested in finding out the Eff Rent % change by Year End 2021 for Dallas submarkets.

I was wondering whether any of you could recommend a PM for a small apartment complex in the Dallas area?

He is based in Dallas, but he has students investing all over the US.

I probably would never find it if I never found this if it was not for my condition.I am a fellow Texan that lives in Dallas County and have a couple of friends that moved to Houston but none of them are into real estate.  

Lynda, What is your opinion about the necessity of finding a local Dallas CPA for advice or, because we are dealing with Federal tax laws, seeking nationally a CPA for advice?

Hello @Cody L.I started investing in Condos in Dallas in the early 80's but I ran into trouble after the Tax Reform Act of 1986 which changed the depreciation deduction significantly.  

I have lived most of my life in Dallas County all of my life except for the years I went to college in Denton and got my degree (in 1980) and am talking to a friend that has lived in Denton all of his life (about 63 years).  

I've done 2 kitchens and 2 bathrooms (both modestly sized) in the past 2 yrs in Dallas.

I'm looking for a PM in the Dallas area to establish a long term relationship with.
