I own C-Class properties and many of my tenants are seeing increases in hours (hospital worker, truck driver, a few retail workers (Wal-Mart/Target)). 

I'm budgeting for a few months of vacancy and no-rent payments. 

I'm not going to ask those questions anymore than I'm going to teach someone how to budget their life to avoid paying late fees, you know? 

Things to consider when setting your budget are:Closing costs: Generally 2% to 6% of the sales price of the property and include lender fees, title insurance, property insurance, lender points, and property taxes.

Normally for a sfh  i use $50 per month. let's look at 1 item in a capex budget.

Will they require a fire truck turn-around?

That sounds reasonable to me, but be sure to have that written out in your budget for this property, as well as your timetable for when you are able to acquire your next property.

You can probably free up hundreds of dollars per month from your budget if you really try. 

In areas that are impacted by snow, you should come up with a snow removal budget.

I have a feeling you’re going to need it.you know those giant flags waving out in front of hwy truck stops etc.. this is one giant RED FLAG for this landlord  Oh Vey
