a lot of my clients are moving to debt side  IE be the bank on really good performing first trust deeds... at the end of the day especially when you consider the price points these can out perform the acutal asset.. as depreciation is really not that beneficial on a few smaller value homes vis a vi the risk of cap ex etc..

unless your in the boonies and not many folks follow NODsone guy posted about tax sale and from what you wrote it sounded like mortgage default not tax sale default so his comment about seasons after the sale at least vis a vi tax's wont apply.I am not sure if Maine has a right of redemption on straight up foreclosures though.. but your buying pre foreclosure so you should be good all the way around.although it sounds like your less enthused now that your getting a better handle on what it really is.

Its like getting paid to invest.. not sure where your price points are in your market vis a vi how much the average sale is so you can figure out how many sales you need a year to say knock down 100k or better....

@Garlynn Woodsong  I would be interested in chatting with you vis a vi your request for equity... either personally or help guide you to some firms that may be of interest to you.the stuff I am building has walk scores of  Negative 20... but they still sell  LOL.Actually I have 3 infills going also but they happen so SLOWLY in Mult. county.. little frustrating.. but you get in there and roll up your sleeves this is certainly a profitable high paced market.
