Seller Financing Resources/Questions

My father has a fully paid off duplex and one of the tenants told him the other day he found a house, but I think would be open to a possible seller finance scenario.  My dad has never done something like this but it seems like it would be a win-win situation.  I think one of my father's main questions was regarding the tenant/potential purchaser's ability to build credit- is there a way to monitor that so the tenant can improve it?  I know he has other questions as well.

What sources do you use when considering seller finance scenarios?  Websites, people, etc.
