If you were only going to net 10k and the fees male you a lose then it was never a good deal.If you keep project costs less than 72.5% of the ARV then no lending can screw you. 

Very tough market for cash flow obviously and remote investing has never been easier

For crowdsource investments on Republic, StartEngine, etc there's a great resource called Kingscrowd that reviews each investment offering and gives details and ratings on the team behind the project.

You normally handle the whole project yourself.  

The other thing could be tracking what you have had come up on the last 5-10 projects after closing, i.e. the water heater was at the end of life when we bought the last 6 out of the last 10 properties.

Hi Gary - That’s a tough one, but I can see where your cleaner is coming from.

It helps to know which plumbers or electricians like a remodel project vs a new build project.  

A baseline schedule is a reference timeline to track key project milestones.

I would have appreciated someone pointing out how to more accurately project cash flow.
