When they moved out the carpet was completely ruined by their unauthorized dog; floor tile was broken; walls were written on by their child; a hole in a door that they tried to hide with a sticker; stickers over other doors and walls; broken bathroom fixtures; broken light; broken doorbell; etc. 

I'm old  :(I was suggesting that North County, specifically Escondido, should be okay vlaue for the $ as when most people get sticker shock from "San Diego" they're looking coastal, or actual San Diego and not far out east, or far north where it's not so crazy.I'm big into investing OOS but I accept it's not for everyone.

I think it's the agent that is the one with the problem.First of all they tried to use the inspection report to get me to come down on the price by 10% because it was full of nit picky things like the warning label sticker on the garage door spring had worn off.

When considering the crazy-high risk and unpredictability of the auction process (because you infrequently are able to see the property beforetime, much less inspect it properly), a 7% discount doesn't really seem justified considering you can often find deals on the open market and through wholesalers at more than 10% off sticker price.Good luck in the journey!
