Truth be told, I think if you were going to buy another residential prop, I would start with a 4plex and work your way down if there are only slim pickings...The only way I would touch a SFH is if I purchased at wholesale price, otherwise I would stick w/multi units - no doubt.Buy right up front (negotiate hard - low-ball not necessary), use OPM, then refinance, and finally hold.
