If someone moved into that home and trashed it in one year, should I simply shrug my shoulders and let them go without charges because it was beyond it's life expectancy?

I currently operate a Scottsdale STR in a non-HOA neighborhood and use a hybrid model of high-income monthly rentals in the winter, 3-night min rentals in the "shoulder" seasons and monthly in the summer when I break even and spend zero time managing the rental.Just be aware of what's happening so you can make decisions that are best for you.

Then grab a snapshot and share it with buyers list showing them how the deal performs across the board.IMO it'll put you head and shoulders above the rest of the crowd which only touts x% below ARV.I analyze at minimum 3 multifamily opportunities a day through the rental calculator and it's been great.

Hi @Ali BooneThank you for your response.My reason of looking into turnkey services was to lift some burdens of off my shoulder since I am a first timer investor from the middle of the Pacific.

Especially considering doors were busted up in all 4 units.Anyways, the ONE time we had our tenant put a hole in the hollow core door (and the drywall- they claimed the fist sized, shoulder level holes were from moving the dresser), we replaced the door with a solid door and deducted the price of a hollow door from their deposit. 

Shoulder shrug.

No previous investing or over the shoulder training.

ki see BRRR need a private investor that is willing to shoulder the risk banks are not typically going to take that large of risk unless you have a lot of other property or collateral to back it up.

Meanwhile, I see how many cars are up in cinder blocks in the yard, and peek over their shoulder into the house.  

By far, the best way is the invest in someone's project and look directly over their shoulder.
