Hi @diane S. have you had GSs willing to do a free walk-thru in giving you an estimate on a potential property in your experience?

Look at what the carpet and pads looked like 30 years ago or 50 years ago and now you just installed LVT or berber with a thin pad. you might need to put some baffling (such as insulation) in the ceiling or spray foam.

Nothing better than taping a mirror to the kitchen cabinet by the sink so you can shave your face.

It was fabric and foam, and he had completely soaked it.  

Original estimates worth was little over 100 got it in the low 80’s have 30 to put in but should lol get done for under 20I’m no professional yet obviously lol but calculating all the numbers including the $400 SBA loan payment we should have a pretty decent cash flow with using the low rent # which I believe we can get more.

@Joshua W.I'd shave, include a picture, and talk about being handy and not afraid of a project instead of working in construction.

One additional issue we would like to bring to your attention is that Gustavo set up a work out area with foam floor mats in the basement which were damaged by the flooding caused by the gutter not being fixed when we initially brought it to your attention.
