ArticleId=659 One great point Mike makes in the video report (corny as his intro is) is that capex isn't just for roofs, HVAC and repaving the parking lot, it also includes refreshing the property with new/updated amenities to keep it competitive.

I also don't agree with "asking" the tenants "what they want to pay"....do a round robin type showing, have apps ready for them to complete, offer refreshments and tell them you will get back to them within 47 hours...let the bidding war commence.Happy Investing

It wasn't until the advent of manufactured trusses that 'wide open spaces' became commonplace (Although some of the building techniques in Japanese architecture and borrowed in very high-end bungalow architecture had some incredibly innovative ways to create open spaces, but I digress...)Before removing walls in any structure, you should consult a professional... especially if some dumbass wholesaler is telling you that the brick siding means that there are no load bearing walls!
