I just proposed to my girlfriend and we were hoping to start 2024 with a bang!

The process for my county was pretty straight forward, just needed to include before and (proposed) after drawings (which were hand drawn, no architect needed) showing the 2 walls and electrical outlets/switches.

Selling securities is worse than your first proposal.

In most scenario's, you can use 75% of the projected long term rents to help offset the proposed mortgage payment.

The  zestimate was 57,000 lower than purchase price and another website (I forgot the name) had a much lower proposed purchase price.

The former mayor had a proposal 5 years ago that was too ambitious and too ahead of its time.

@Rob K. response seems very good, but I want to add that one of the two proposed prop 13 amendment initiatives (prop 19) eliminates the Prop 13 tax bases transferring to children and grandchildren if the unit is not the primary residence (I.e. rentals and vacation/second homes).  

Even though I raised $13M for him from my private investors, he couldn't close anything in 5 months.That was our deal: I had the cash buyers, and he had the properties... it was supposed to be a good deal.When he saw my interest in help him to close deals, he proposed me to become his acquisition manager in July 2020, but since the first day in his system, I noticed that he didn't have any properties for sale, nor any marketing in place and no sales.I proposed to start a marketing campaign, which he had to pay (of course), but he got offended. 

It seems like this was one of the best solutions proposed after spending countless hours researching the situation.Not sure how everyone else on this thread did.

Typically someone, usually an engineer would have to stamp the plat map with the proposed division in order for it to be approved.
