Hi all, I pulled a Pending Foreclosure list from my county's web, however I don't understand some terms and no one in County is willing to explain that to me. for example, there is a property, the original Election Recorded was 8/17/17, for the same property the Orig.

@Dave Foster@Kristen Bouvier ScovilleI remember reading somewhere, probably here in BP, that it is BEST for the Buyer of the Property to NOT take the Property via the purchase of the LLC.The problem for the Buyer is that any pending or future Lawsuits that would be filed against the LLC can affect the new Owners of that LLC.This is all from memory so I don't know if this is 100% Correct.BUT... if it were me purchasing the Property, I think it's too risky as I would inherit any potential problems from the past history of the LLC, even if it has a good Credit History.Just curious what you think.

Generally I would say that we're very much at the highest point pending correction...prices have begun to level off, the correction that will take place will be nothing near a recession.

And was alarmed when she was told by the buyer(my listing client) that she has a pending sale from a buyer who knocked on her door after seeing my sign, who made her an offer and the seller made the agreement to sell the house after my listing agreement expired.
