Auction.com and Xome.com are ok, as is Foreclosure.com, but compared to off-market, you are late to the party on all of these.There are several companies that provide off-market data like Rebo Gateway and List Source, but they really only work the most effectively when paired with a corresponding Yellow Letters (or similar) postcard of letter mailing because there are so many records.

I know it's an extra cost but I assure you having learned pairs of eyes watching your back will pay for itself in spades.

If you can't advertise a property, advertise your exceptional representation and services.I'm not your age, I'm old school, so my experience in this area may not fit with your age group, but I can guarantee that wearing out a pair of shoes works better than any site promoting yourself. 100 hits on a site in one day won't yield the same information or intelligence or prospects that 25 face to face meetings will yield. :)

@Ben Rishwain, currently many real estate investors seem to pair together a property management software AND a financial software. 

I think two or three more doors on 15 year terms will be an adequate amount of income when paired with the pension as I head into my 60’s.
