They both look and sound good in theory, it’s just getting them executed at the right pace.

If it's not going to keep moving upward at a fast pace, 0.3% rent to value is a terrible return. 

I paid $17k for a year of school to start my current career 20 years ago and I have no doubt that I wouldn’t have grown at the pace I did without that training.
