Well I'd like to share my success with everyone in BP that it's official, I passed my state exams and I am now a New Jersey Real Estate Realtor.

A real estate agent isn't going to be able to help you establish an official value of the house when you inherited it and that is what you need to deal with for taxes.

I'm sure an official home inspection will turn up more issues, but those were the largest structural things I could find.  

The  lender will be found in the public records, clerk of court, official records, searching by the owners' name for the mtg on that property.

"Green card" holders (although they're not officially called that anymore) are permanent residents.

Send them an official notice by mail and post one on the house.

The county clerk of court, official records search, will show you all mtg.s on the property.  

The zoning official can tell you but also CCRS may play a role as well.

The net of this was I ended up offering another $5k to bring me up to $150 "take it or leave it" under the threat of the seller walking, which I highly doubted as they needed all proceeds to close on another property they were under agreement on.Bottom line is $150 was accepted in the 11th hour (pretty close to what time I got a signed extension on the appraisal addendum back as it was expiring the day I made the $150k offer), the downstairs unit is listed and being shown, upstairs is being served notice next week and the property  will be "officially" mine Monday!
