As an agent of the Great Smoky Mountain Association we have access to a program called Forewarn and it allows me to research and do criminal searches using name or phone number with guests that I book personally so I'm not in need of that service as much as I"m interested in the Lodging certification.

As a matter of personal safety instruct your tenants to call 911 if at anytime they are in danger.I would contact the HOA and lodge a formal complaint on behalf the owner of the unit you manage and your tenant.

It’s important to understand the difference between income tax, which you pay to the government based on your income, vs. lodging taxes, which is a tax your guests pay on the cost of renting short-term accommodations from you.You as the host don’t actually pay lodging taxes, but you’re responsible for collecting the tax and passing it on to the appropriate state and local tax authorities.
