We have rolled-our-own building monitoring and (increasingly) management system which lets us detect conditions and events at our properties before they become calamities.We are deploying electronic deadbolts which allow us to grant/revoke access remotely and permit us to let in locked out tenants using our phones/laptops rather than driving across the city.  

Your mobile device is pretty much a mini laptop computer that's permanently connected to the web, pushing and pulling information throughout the day and night (largely without your input or permission).

I just typed a nice long reply on my lap top, in the total dark, and I don,t know what I did, but it went bye bye??

They do pay an occasional late fee, but I have only lost 1 month rent.The one thing that keeps me investing in F properties is because I can buy a home for cash AS IS with no inspector and comfortabley close the deal on my lap top.

If I have to pull comps from my MLS, maybe 20-30 minutes on the lap-top.
