I’ve written about that here in a separate post, also on my profile, and I’d find it hard to believe I’m the only one.With the diligence BP takes to prevent listing an inappropriate or competing website in a post, it always astonishes me that you allow anyone to post their contact info visible to the world, requesting money.

In the lease term, I specifically stated: landlord is not responsible for inappropriate use of toilets, and "tenant shall be charged for repair of drain blockages or stoppages, unless caused by defective plumbing parts or tree roots invading sewer lines."

A general waste of time, as the wholesale "deals" I've seen from him are all MLS listed properties under contract or REO auction properties where he submitted the high bid and is simply looking to flip that contract....very few, if any, "off market deals" and usually using inappropriate, higher priced comp.s.

There is some inappropriate language in here that will be censored, but was part of a true story so I am including it.Funny story: One time (many years ago when I was young and irresponsible) I was chilling at a car wash drinking a beer with this dude who I met there (don't ask, haha) and this crack head kept coming up to this guy I was chilling with and asking the guy for a dollar.

In this thread alone, a number of people, including some with quite a bit of experience, have used terms inappropriately, defined them incorrectly, and do not have a full understanding of the mechanics behind them.

The big things I imagine I'll be doing differently will revolve around keeping threads going when they still have some life in them (which I like to do anyway), focusing on making new members feel welcome (which I should be doing anyway) and helping keep OBVIOUS inappropriate content off the site (which I try to do by referring abuse to the mods now anyway).As for taking advantage of my "power," I hope my actions speak for themselves, but I'm a big believer in forum moderators being as invisible as possible (in the mod context) and when necessary, being a lot like good judges -- if there's ever a conflict of interest, refer it over to another mod to make judgment calls.
