Try providing some meaningful feedback like @Marina Wedge who commented that she had some success marketing to probate attorneys and to PM her for the script. 

On a $50,000 home, the $1500 I would take in commission is not meaningful to my life, if the agent is bringing me a deal that I will make $10k to $15k.  

No one can speak to a room of 100+ people and give any meaningful advice beyond the very basics about anything.  

But the further you get into the overall risk profiles of real estate (meaning Core > Core Plus > Value Add > Opportunistic > Development) the less meaningful cap rates are, and the less they indicate risk.  

Raising rents $10 per month isn't going to meaningfully impact your tenants lives.

Only seek to build meaningful relationships with those you seek to emulate.
