You look very exciting to me, makes me think of something pressurise that wants to explode but does not know in which direction. my five cents is, be wiling to embarrassed yourself and go find an investor to work for even if is for free, that is going  to give you enough confidence to move and start your explotion.

That is a huge contrast with secondary/tertiary markets like mine where both Short Term and Long Term rents have exploded with the massive growth in demand both on the rental and the buy side.I think it’s been pretty clear that more people want to leave big cities and live in smaller communities with better access to outdoor activities.  

Over the past 5 years I have seen industry & population growth in Columbus explode, and effectively it has raised our housing prices.

I also think that $300K price point is going to explode due to a combination of factors including Biden's proposed $15K immediate tax credit that can be used at closing and SHRA significantly increasing reimbursement rates for section 8 in many zip codes. 

So many options have my head exploding.

Middle TN as a whole is exploding right now, and expanding more into the outlying areas of Nashville.

For context, we live in Provo, Utah, an area that is exploding in demand.

In the past couple of years we've seen our city explode with new industries coming in, population growing, and (drum roll) multiple roof top bars coming in (New to us columbus folk).
