So, I'll err on the side of fixing every issue I know exists before I attempt to resell a property.

I would encourage my daughter to err on the side of living with us to give her the maximum push possible heading into the world.

To my title attorney's credit, even though it was clear who was at fault, he took responsibility and paid me for the water charges because he hadn't asked about the water specifically because the listing agent had erroneously listed it as private well. 

I would personally rather err on the side of a better location, but I do see the appeal of getting in on a cash flowing duplex quickly with seller financing as opposed to finding private money or getting conventional financing.

I only have 2 rental units, so my response probably doesn't carry much weight, but I'm in the 'keep more in reserve than you could ever possibly need".My reserve is in my personal accounts, my rental accounts have very little excess since I've not been at it that long.Regardless of where the funds are, if I don't have enough liquid assets to carry me for a year at the very minimum (business and personal) then I'm not fun to be around.I err on the overly cautious side.

This way we can look at the person's profile and choose to accept or not, and will err on the side of caution if we have a gut feeling that a guest may not be a good fit.

I'm a lawyer so I tend to err on the side of the law.The big question here is the leases that they each signed.
