It is in a nice area where some homes are selling for well over 200k (which is a lot for eastern Ohio).

Hi LourdemirLots of meetings around.Being in Brockton first ones to check out are the Eastern Mass REIA, with meetings in Rockland and Taunton.  

NO war zones you can send your child to any public school.. some are better but its not like it is in the South or in the bigger eastern cities were there are definite lines between what is considered good schools and what is not. 

I'm considering a commercial/residential mixed property in Eastern Suffolk with .09 cap rate.

That's unheard of in most of eastern MA.You might find that in Lawrence and Methuen too, but most of Middlesex and Essex counties are not even going to beat 1%.BTW - I also sponsor the Boston South REIA.
