I’m trying to get a better understanding of the unlevered IRR hurdles SFR / BTR investors have for value-add improvements.By "value-add improvements" I’m referring to upgrades made to a property that increase rent or purchase value, often including kitchen remodels, bathroom updates, solar and other energy efficiency improvements, fresh paint, a new garage door, finishing a basement, adding a deck, and updating flooring, to name a few.I’ve been hearing a lot of different reactions to this question the last few months.

Replaced the carpet with hardwood floors & new trim, painted all the walls, and completely renovated the bathroom What was the outcome?

I would go with a hail resistant 30 shingle then you get a discount from the insurance company .

If it just needs some paint, updated, bathroom, new appliacnes, ect. 

Particularly power related tools since those are usually discounted for Black Friday. 

Problem with many of them I see this far north is November thru March they kinda sit or you have to discount the daily rate so much that you only might break even.

Renovated bathrooms, kitchens, added washer dryer to each unit and new lighting throughout.

For one, the rental income tends to be lower than with short-term stays due to the necessary discounts, yet we still face most of the usual costs, aside from savings on cleaning and supplies.
