I would be cautious with MLD residential lending company.

We do have a property management company and even with our experience with LTR's, just no way we could effectively manage this home without local property management.

You can also tell her to call the utility company about the best way to save, as turning off heat and on is not efficient having to run longer blasting out cold air as opposed to leaving it set at a lower temp. :)

I have five houses in Memphis area, and the biggest problem has been finding a good property management company. 

The company cries the blues about having to inject money into maintaining the trees so they can make a profit.

I also have a decent size back yard and added a fence to the unit to separate the yards.

The biggest risk I see is one decent size hiccup and they could be toast.
