Yes including lots of Michigan people that live in the suburbs that were expecting their property values to go up rapidly and are bitter when they see Detroit values going up 5-10 times as fast as the suburbs.I am invested in seven of the Detroit area cities and the ones in Detroit are generally better performers.For a person to talk about visiting their grandmother years ago and seeing the neighborhood change does not qualify them as a Detroit expert.

You can be downtown in some amazing restaurants that will rival and hold their own with ones from L.A., drive 30 minutes and you can be camping in peace and quiet, run into your neighbors while out shopping, and then walk by the Capitol to find yourself talking to Bruce Willis on the Capitol steps about protecting Idaho’s lands-not kidding.

I think it rivals/exceeds BRRRR, but the projected return is a fraction of even a decent BRRRR and a good BRRRR produces infinite return

I think they’re going to raise the rent on me fairly significantly (~10%) the next time the lease renews, which will sort of be a bitter pill to swallow, but had they raised the rent a little every year or two, I’d probably already be paying that amount or more, so I’ll probably get over it.
