I need to somehow attain purchase agreements, that's the only thing I'm missing.

Is anyone REALLY getting 65-70% ARV for Fix and Flip in the Philadelphia area (if not the Philadelphia market, what market are you in)?  I am finding some deals but they are SO tight that I really wouldn't be able to ...

BRRRR is a great strategy, not always attainable, but worth pursuing...IMO. 

@Bud DwyerPhoenixI live in San Diego and invest in AZ Cash flow is way easier to attain in AZ and you will be able to build equity in multiple properties that way you can shed 1 and exchange up etc... your number look ok !

It is, at best, perhaps a way of networking which one doesn't need to spend ridiculous amounts of money on.One doesn't even get a basic certificate of any skills attained but they DO get lucite trophies with the Renatus logo on them, for whatever that's worth.

Also, in towns with under 40,000 residents, it can limit what's attainable, which increases the farm area. 

I believe the intention of any of the 'rules' is based on actual/attainable numbers AT TIME OF PURCHASE.

That is where others have worked hard to create value, now that burden is on you. or you can partner with them and sell a deal but they should be paid for their knowledge they have worked hard to attain. 

Post pictures and symbols of things you want to do/attain in life, and look at it everyday.
