She might find she enjoys that portion of the business.Wish I could offer advice on the language barrier but if she speaks some English she’s ahead of me - I know no Spanish!

On the west coast though i keep trying to get him to take spanish class's.

The area is majority hispanic and from my personal experience, the farther southwest you go, the more you might run into Spanish-only-speaking tenants/neighbors.

I speak Spanish fluently, have an English degree and can answer phones. 

You should have kept working on Spanish!

Mom only speaks Spanish, and mom and the eldest son (adult) are on the lease.All week we've been trying some different things to solve the heating problem -- I was the only visitor to the house -- and today my plumbing/heating guy came by with his associate to flush the system.

I had someone call me that spoke Spanish and I couldn't do a thing with it.  

There may be areas of overlap, synergy, and mutual benefits.Consider looking beyond rent (which should be increased IMO) to find additional opportunities to increase your bottom line.
