Water here in the desert is around $1, maybe $1.15 for 1000 gallons.

I've had clients who were purchasing multi-family in the Desert and ran into quite a bit of trouble on the down payment portion on units like this.

Hello, I have an opportunity to purchase essentially a vacation rental property (2bd/1.75ba condo) in Palm Desert.  

The problem I'm having now is that the water softener which was kept in the garage at the property was apparently leaking and for some reason the tenants removed it and put it outside in the desert heat to rot. 

I lost money last year during Desert Trip because i didn't react fast enough to set pricing on my own, so that's when i started depending on them more. they also have some transparency on how they calculate it, so you can adjust for yourself.  

No one bothered fixing the gutters or cleaning the mud out of the drainage culvert, which turned the basement into a desert.

My worst performing property is a 4-plex that I have about 2ish hours away in a smaller desert town here in CA and its entirely because of the Property Manager but unfortunately they are the only game in town.
