Starting out investing out of state

As a first time investor living in Phoenix Arizona I feel like the properties are starting to become over priced and I feel like other markets would serve me better.

What are the first 5 steps I should take to invest in an out of state property?

I am from the Midwest so my ideal investing area would be around that area and I would like to get into multi family.

Any and all advice is welcome!

I really enjoy the bigger pockets books there's one that covers long distance real estate investing and they are all on sale right now. I picked up 3 today.  I saved a few additional bucks getting them on Amazon rather than bp.
