Would it be possible for me to qualify for an FHA loan as an 18 year old with no credit history (well I will have a little after i get a credit card). 

At least for me the biggest complaints are my staff, visitors, etc. parking in front of their house. 

So that time element is important for me to consider.

The losses would have spiraled out of control for me had I not been able to sell my second house immediately.I don't look back on my experience with any regrets since I know the risks we take playing this game. 

The tenant paying down that mortgage, the capital investment the financing made into the property, is a form of appreciation.

So have to make sure you interview beyond just asking the simple "can you do this for me".
