Use a staging company designer for a color consult in/out, cheap, like $300. 

They are usually vibrant, mixed use, compact, walkable areas, they will have a lot of shops and restaurants/ live work space. 

Also, one of the major issues with tile roofs repairs, is the color, to find tiles that match the color, if that is not an issue I would let them know.

I use the same paint color, same cabinets and counters, etc., on all my rental properties.

They will be able to design the roof pitches, exterior, and colors to make it fit your neighborhood if you’re interested. 

With the quitclaim deed, you would also have color of title -which can be helpful in paying the property taxes and for claiming adverse possession or for later quieting title.

If you are able to gain partial interest in the property from someone in the line of inheritance, then you would have 'color of title' and your period of adverse possession can be as little as 3 years in Texas. 

Things I didn't think about or did wrong: exchange rate, needing additional month to finish the property(kind of my fault with not making quicker decision and holiday season coming up), not looking at small expenses like cellphone bills and roaming charges, small details when looking at the property (ex. the siding had some corners missing now good luck finding the right color). sending checks with mail can be expensive (3 to 5 days priority mail is about $30 from Canada to US).For other Canadians out there, buying the property was really easy, everything was done with mail and email.

I plan on getting a tax professional to handle all this, but any color or context I can put to the question would be helpful. 

We have a ton of comforters on the shelf (those Charisma ones from Costco) and I just keep buying new ones for the new colors. :)
