Hello All, I have been off this board for a while, i been out of investing for a little over 2 years for various reasons (career changes, and divorce) and i feel like i am in a good place financially to invest again, so i wanted to get some opinions.4 years ago i got out of the Military and became a Realtor, i worked as a Realtor for a while, but i never really made decent money and worked my butt off, i barely managed 25k/yr, so i decided to make a change to my life and went back to school and now i am a Registered Nurse after going through a fast track education program.

Yes the city of Kansas City in its infinite wisdom required trees to be planted or usually planted them - they got a great deal on trees that grow big, and do it fast and has heaving and cracking driveways and sidewalks all over the city and most of them drop spiny balls all over the place that cause other problems.You should be able to get a tree removed for way less than $10k.You could also epoxy inject and seal if its just cracks, but if it is uneven you might need to do something else.

However, both purchases look like great purchases today (Purchase 1 in 1993: purchased for $167K, depreciated to ~$140K is worth ~$600K today, Purchase 2 in 2004: purchased for $741K, depreciated to ~$620K, Trulia has it North of $1M today).My point is that sitting on the sidelines during a hot market may be safe but it may not be the smart play.

Market seems to be saying your units are economically productive and on par with comparable units as is (based on tenants grabbing them).And, as you know now, that new smell and model home appearance of the totally remodeled and rehabbed unit will fade fast when the tenants treat it like, well, a rental...So you may just end up remodeling again if you sell or get a rough tenant..I tend to do more work on units prior to a sell and let the horses run with a rental with tenants in place that are relatively happy.
