House swap w/ investment companies

Has anyone done a house swap where a real estate investment company purchases your house and you buy theirs? We are interested in a home in Colorado that is owned by a California investment company. We'd like to sell our house in the Spring Hill/Columbia, TN area, which is a really hot market right now. Is it reasonable to make this proposition to them? How do I find other companies who may be interested? Thank you!
