You'll learn more than any book or guru course could teach you

I'm going to go to a tax sale next month, and I've been trying to teach myself how to do a title search. 

That wholesaler can teach you about deal analysis, probably about marketing, and can provide you with deal flow, until you can get your own funnel primed - if you plan to do your own marketing. 

I'm just some guy who -- if and when someone were to teach me a trade that would allow me to generate income for life -- would give as much as I could in return during the time of that teaching. 

I also want to be able to take everything I learn and be able to teach others so that they have the necessary tools to also become a success, whether it be in life or Real Estate.

Learned a lot...still learning a lot...and now teaching others (another passion).  

They mostly teach some laws to keep yourself out of trouble, the exact sqft of an acre and how to obtain listings.  

If there's a skill they want and you don't have it...see if they'll teach you that skill.

See what kinds of work you can do for them while they teach you the business and maybe partner with you on your first couple of deals.
