These two problems I was luckily in town and got them resolved right away.How do I go about managing these problems in the future/now while I am away?

Even though there are varying opinions as to where we are in the cycle, i think its hard to deny that were late in the cycle.
I have a good amount of cash sitting in the bank after recently selling one of my properti...

If it's the cheapest property for sale in the entire neighborhood it will sell for that price - and become a comp for future reference.I don't think the prices are nuts when you look at the bigger picture.

I'm not sure how they will be able to continue this free service without selling their services but I have already informed them that I would gladly pay them in the future for their service if needed.

I look forward to getting to know many more people with my time on here for the foreseeable future!  

Taking into account climate change, the regulatory environment and future growth (population and real estate valuations), cities like Charlotte, Nashville, Chattanooga, Atlanta, Birmingham, etc etc should win handily against costal cities or the rust belt.Ultimately the best city to invest is the city you can invest in first and the most sustainably.  

The seller could do something, or not do something, that hurts your deal in future.
