Their algorithm will look at a homes in your area, but it's a broad area and not easily comparable.As far as rural areas, if there is any type sports tourism (software tournaments, soccer, etc.) you might be able to play that up.

@Jacob Chapman you have experience with Yardi so you should know what is important to track: rent charges and payments, security deposits, maintenance requests, tenant/vendor contacts, invoices, etc.There's a whole list of free software solutions available for small Landlords.

Best bet with Trenton is tbh- Section 8 tenants at least the money is a little bit better- TBH somebody always needs a place to live and I look at it as someone is always going to get paid for it - Most landlords in Trenton I know are holding the property until the value is goes up - If it really becomes too much look into property management companies, also with the criminal vs. bad credit (I know its lesser of 2 evils ) maybe have tenants with bad credit submit a letter of explanation maybe it can help weed out even more potential bad tenants -

I have a software that pulls some data from the MLS that shows a map of areas and shows zip, city, mean income, mean value of properties, forcast appreciation, price to rent ratio, # of all cash sales, # of abandoned houses, and foreclosures in the area.

To be approved they are told at time of application that they must submit proof that each pet has been spayed or neutered and we require that they obtain renter’s insurance which covers their pet(s).
