First Potential Deal, but Unscrupulous Tenet

My wife and I are looking to land our very first wholesale deal, but there is a problem.  The seller is having to deal with a tenet who appears to be dodging her.  Any advice on how my wife and I can help the seller?

 Some tenants can be downright savages. Seller needs to remove the tenant or sell the property at a discount that makes buyers willing to accept the hassle of dealing with the problem tenant themselves.
